Terms of Civic Use & Non-Offering Disclosures
Statutory terms, non-offering covenants, and civic research disclaimers governing the Kettletown Estate feasibility study and digital materials on kettletownestate.com.
1. Independent Citizen-Led Civic Initiative
The Kettletown Botanical Estate concept presented across this website is an independent, citizen-led civic study and adaptive reuse feasibility model. It has been prepared entirely pro-bono by local residents, preservationists, and planning analysts to stimulate informed community discourse, municipal planning options, and economic renewal regarding the 228-acre former corporate campus at 150 Kettletown Road in Southbury, Connecticut.
2. Non-Offering & Financial Model Disclaimers
Nothing contained on this website or in the accompanying technical whitepapers constitutes an offer to sell, or a solicitation of an offer to purchase, any securities, limited partnership units, equity interests, debt instruments, or commercial real estate syndications of any kind.
All financial projections—including property tax yields ($1,016,000/yr gross commercial tax at FY2027 25.40 mills), capitalized expenditures ($265M CapEx benchmark), Net Operating Income (NOI), operational revenues ($9.20M to $44.20M ramp), and municipal grand list deficits—are conceptual pre-development estimates based on public assessor records, regional comps, and mathematical models. They are subject to change based on actual architectural plans, engineering audits, market conditions, and regulatory proceedings.
3. Synthetic AI Visualizations & Research Personas
In the interest of full community transparency:
- Architectural Renderings: All architectural illustrations, glass conservatory perspectives, aerial images, and interior guest room concepts are synthetic visualizations created with artificial intelligence (AI) and 3D modeling tools to illustrate adaptive reuse possibilities. They do not represent existing built structures.
- Simulated Stakeholder Personas: The 12 persona study cards featured on the community board are simulated AI diligence models created to stress-test municipal, fiscal, traffic, and environmental aspects of the master plan from diverse neighborhood perspectives. They are clearly labeled as simulation research models.
4. Trademark & Brand Disclaimers
Marriott®, Autograph Collection®, and Marriott Bonvoy® are registered trademarks of Marriott International, Inc. References to Marriott Autograph Collection represent a targeted luxury branding concept and do not constitute an existing franchise, endorsement, or agreement with Marriott International, Inc. Formal affiliation would require property acquisition, brand application, review, and definitive licensing agreements.
All other trademarks, service marks, and trade names referenced herein (e.g. Tesla, IBM, Lime Rock Park) remain the property of their respective owners and are used solely for illustrative, comparative, and nominative fair-use purposes.
5. Governing Law & Inquiries
